Not every roof problem requires a full roof replacement.
Sometimes the right solution is a targeted repair performed by a contractor you trust.
This tile roof repair in Carmel Valley came from a repeat client who had previously worked with Ford Roofing. When his daughter began experiencing a roof leak, he didn’t spend time shopping for multiple bids or searching for another contractor. He called us because he trusted we would give an honest assessment and recommend only what was necessary.
A Leak Above the Baby’s Room
The leak had developed above the nursery shortly after the family welcomed a new baby.
Like many young families, they had a long list of expenses and simply weren’t in a position to invest in a complete reroof at this time.
After performing a thorough inspection, we found the source of the leak in a roof valley where the existing underlayment had reached the end of its service life. While the overall roof showed signs of aging, the failure was concentrated in a specific area that could be addressed without replacing the entire roofing system.
An Honest Assessment
One of the most important parts of our job is helping homeowners understand their options.
Could the roof benefit from a full replacement in the future? Absolutely.
Did this family need to spend tens of thousands of dollars immediately to solve the leak? No.
Rather than pushing for a reroof, we focused on what would best serve the homeowner’s situation. The goal was to stop the leak, protect the baby’s room, and provide a reliable repair that would help extend the life of the roof for the next several years.
The Repair Process
After carefully removing the concrete roof tiles in the affected valley, we exposed the existing waterproofing system underneath.
The old underlayment had deteriorated and was no longer providing adequate protection during rain events.
Our repair included:
- Removal and storage of existing roof tiles
- Removal of failed underlayment in the affected area
- Inspection of the roof deck
- Installation of new underlayment
- New valley waterproofing system
- Reinstallation of the existing roof tiles
- Final inspection and water-shedding verification
By addressing the actual source of the leak rather than applying temporary surface repairs, we were able to provide a durable solution while keeping costs manageable.
Quality Repairs Matter
A common misconception is that a repair has to be temporary. When done correctly, a properly executed tile roof repair can provide years of additional service life.
The key is identifying the true cause of the leak and repairing the waterproofing components beneath the tile rather than simply replacing broken tiles or applying sealants that eventually fail.
In this case, the repair restored the roof’s ability to shed water properly and gave the family time to plan for a future replacement when it makes financial sense.
Trust Is Earned
We were especially grateful for this project because it came from a returning customer who trusted us enough to recommend us to his family.
Those referrals mean everything to us.
Our goal has never been to sell the biggest project possible. It’s to provide the right solution for the homeowner, whether that’s a complete reroof, a maintenance repair, or a targeted leak repair designed to maximize the life of the existing roof.
